Carriers have been moving older roofs to ACV and to percentage-based wind and hail deductibles at renewal for several years. It typically arrives as a paragraph in a renewal packet. The moment to discover it is now, on a calm day - not standing in your driveway with a tarp on the roof.

What the lake does to roofs here

Wind off Lake Erie lifts shingle tabs, especially on the west and northwest faces. Damage often shows up as creased or missing tabs along a ridge line rather than as an obvious hole.

Ice dams form the same way they do anywhere cold: attic heat melts snow, the meltwater runs to the cold eave and refreezes, and water backs up under the shingles. Ohio's code requires an ice barrier membrane at the eaves for this reason. The question worth asking is how far up the slope it runs - the code minimum is measured from the wall line, and on a low-slope roof or one with a deep overhang that minimum can be short of where the ice actually forms.

After a hail event, crews arrive from other states, work fast, and are gone before anything fails. Some are competent. The problem is that a roof warranty is only worth as much as the company standing behind it, and a company with no local presence cannot stand behind anything.

Be careful with anyone who offers to cover your deductible or to bill the insurer for more than the work. In Ohio, as elsewhere, that is insurance fraud and the homeowner is a party to it.

Be equally careful with a contingency agreement signed on the doorstep. Read what it commits you to - some assign your claim rights to the contractor.
